Saxon Management Services offers an integrated project management service that includes overall planning, coordination, and control of a project from beginning to completion. Our service aims to meet a client’s requirement in order to produce a functionally and financially viable project.

We operate principally in the commercial, residential and civil sectors for private and state entities. The integrated project management service can be offered as a complete lump sum package or can be divided into the various stages of project development as required by the client as follows:

1. Design

The design team ensures that the design meets all building codes and regulations:

Programming and feasibility:

The needs, goals, and objectives must be determined for the building. Decisions must be made on the building size, number of rooms, how the space will be used, and who will be using the space. This all must be considered to begin the actual designing of the building.

Schematic design:

Schematic designs are used to identify spaces, shapes, and patterns. Materials, sizes, colors, and textures are considered in the sketches.

2 . Tender Preparation

Design development:

This step requires research and investigation into what materials and equipment will be used as well as their cost. It requires accurate measurements of all materials provided by a team of Quantity Surveyors.

Contract documents: Contract documents are the final drawings and specifications of the construction project. They are used by contractors to determine their bid.

Schematic design:

Schematic designs are used to identify spaces, shapes, and patterns. Materials, sizes, colors, and textures are considered in the sketches.

3. Pre-construction

The pre-construction stage begins when the owner gives a notice to proceed to the contractor they have chosen through the bidding process. The first step is to assign the Saxon MS project team which includes the Project Manager (PM), Contract Administrator, Site Manager and Field Engineer.

4. Construction

During the construction stage, Saxon MS acts on behalf of the developer to ensure correct and efficient execution of the construction phase, in particular:

  • Work breakdown structure;
  • Critical path management;
  • Resource management;
  • Work inspection;
  •  Change orders;
  •  Review payments;
  •  Materials and samples inspection

5. Post Construction

Once the construction has been completed, Saxon MS will take the specific steps necessary to prepare the building for use. The process of post-construction project management differs depending on national building regulations, but in general it follows a similar model:

  • Project punchout. List of faults based on inspection by Saxon MS PM.
  • Certificate of Completion: The architect determines if the building meets every requirement and issues a certificate of substantial completion. This certificate announces the official completion of the project.
  • Final inspection: A final inspection is done by the building official once the certificate of substantial completion has been issued. The building official then issues a certificate of occupancy.
  • Certificate of Occupancy: A certificate of occupancy is issued by the building official which informs the owner that it is now safe to occupy.
  • Commissioning: This is the process of testing systems and equipment to ensure that they are working correctly. Then the owner must be trained to properly operate the systems and equipment in the building.
  • Final documentation: This provides information on the building to the owner for future references. This includes warranties, operation manuals, inspection and testing reports, and record drawings.
  • Final completion: Final completion occurs when all required paperwork and documentation is completed, including payments to the contractor.

Once the owner moves into the building, a warranty period begins. This is to ensure that all materials, equipment, and quality meet the expectations of the owner that are included within the contract.
